MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Tuesday,January 17,2012 <br /> 6:30 o'clock p.m. <br /> Paggen noted the building is located right next to the setback line and that a small walkway has not been <br /> considered at this point. Paggen indicated they would meet the minimum requirements but that the <br /> addition of the walkway would raise the hardcover. <br /> Schoenzeit noted the patio would also need to be included in the calculations. <br /> Paggen noted the overall hardcover on the lot has been reduced by approximately 10 percent with this <br /> proposal. <br /> Schoenzeit stated the Planning Commission needs to know the total amount of hardcover being proposed <br /> and that the plan needs to match the requests being made. <br /> Curtis stated the applicant will also need to incorporate the sidewalk. <br /> Leskinen asked where the front door is located. <br /> Thiesse indicated it is located on the side of the house. <br /> Paggen pointed out the location of the door. <br /> Leskinen commented the sidewalk looks like it would need to be alongside the house. <br /> Paggen asked what the minimum width of a sidewalk is. <br /> Curtis indicated it is 24 inches. <br /> Gaffron asked when calculating the building coverage,whether Staff removed the 66-foot right-of-way <br /> before County Road 51. <br /> Gozola indicated he did not. In looking at the numbers provided by the surveyor,they did not include any <br /> numbers for the county road. Gozola indicated he took that to mean that they did not include that. <br /> Gaffron noted it appears that they are at approximately 16.5 percent structural coverage with the proposal. <br /> Schoenzeit stated the amount of structural coverage over 15 percent would be a problem. Schoenzeit <br /> stated due to the inconsistency in the numbers,the Planning Commission may not be able to approve the <br /> application tonight and that it may need to be tabled tonight. Schoenzeit noted the applicant should <br /> attempt to reduce the structural coverage down to 15 percent. <br /> Chair Schoenzeit opened the public hearing at 7:19 p.m. <br /> There were no public comments regarding this application. <br /> Chair Schoenzeit closed the public hearing at 7:19 p.m. <br /> Schoenzeit stated he would like the hardcover and structural coverage numbers to match what is being <br /> requested.
