MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Tuesday,January 17,2012 <br /> ' 6:30 o'clock p.m. <br /> Lori Gherardi,Applicant, stated she has nothing to add to Staff's report except to note that the existing <br /> house will be completely remodeled and will be placed on the market in approximately May of this year. <br /> Gherardi indicated she does not have any plans at the present time to place Tract A on the market unless <br /> the future buyer of the property does not wish to purchase it. Gherardi indicated she does not have any <br /> major plans as it relates to the landscaping of the five acre lot. <br /> .Curtis stated specific pieces of the Conservation Design Plan were not provided. Staff was provided with <br /> a checklist of conclusions,which basically says that it is not applicable. Curtis stated there are a number <br /> of pieces of the Conservation Design Plan which need to be commented on and provided to Staff. <br /> Schoenzeit asked whether the applicant would be willing to re-review those conditions and provide <br /> additional detail on that analysis. <br /> Gherardi indicated she would be willing to provide that. Gherardi asked whether the Planning <br /> Commission could approve the application and then have that information provided later. <br /> Curtis stated it meets the basic code requirements for a subdivision but that the Conservation Design <br /> analysis is incomplete. <br /> Gherardi asked whether Staff would let her know what still needs to be provided. <br /> Curtis noted the code specifies exactly what needs to be completed. <br /> Gherardi stated her engineer informed her that the analysis has been completed and that there appears to <br /> be some sort of disconnect between Staff and her engineer. ` <br /> Leskinen commented there is a lack of detail to the analysis,which is what the Conservation Design Plan <br /> is all about. <br /> Schoenzeit stated the Planning Commission would request that detailed analysis be provided to Staff. <br /> Curtis stated in her view the checklist was completed correctly but the letter did not provide the additional <br /> details required. <br /> Schoenzeit noted that information is required in order for the Planning Commission to approve the <br /> application. <br /> Chair Schoenzeit opened the public hearing at 6:44 p.m. <br /> There were no public comments regarding this application. <br /> Chair Schoenzeit closed the public hearing at 6:44 p.m. <br /> Leskinen asked whether the 120-day review period will be met if this application is tabled. <br /> Curtis stated the expiration for the 120-day review period is February 25th and that it would be typical for <br /> Staff to ask the applicant to request an extension of that timeline before it expires.
