" <br /> Levang stated she is in favor of the small patio given the discussions had with the Hardcover Task Force. <br /> Schoenzeit stated he would be in favor of the patio if the plan is under 26 percent hardcover before those <br /> two items are included, but that he would not be in favor of the patio if those two items are added and the <br /> hardcover percentage is higher than 30 percent. <br /> Thiesse asked whether there are any restrictions for abandoning driveways. <br /> Paggen indicated they would be following the recommendations of Staff for removal of the driveway <br /> through the permitting process. <br /> Landgraver moved,Schoenzeit seconded,to table Application#12-3538,Roberts Residential <br /> Remodeling on behalf of Colin and Anna Peters,3520 North Shore Drive. The requested variance will authorize the <br /> new larger lot for continued use by a single-family dwelling, and the requested land alteration CUP will <br /> authorize preparation of a building pad for a future home. <br /> Gozola displayed an aerial photograph of the property. The existing home sits on a small one acre lot <br /> adjacent to a second one acre lot also owned by the applicants.Both lots will be combined following this <br /> process resulting in a single two-acre lot with an existing home. The ultimate intent of the applicant is to <br /> eliminate the existing home and construct a new residence. Gozola pointed out the setbacks on the <br /> property and the proposed building pad. <br /> Gozola noted the subject property is not within the shoreland district and is not located within a <br /> floodplain. The zoning code does not regulate hardcover on the property. <br /> The variance being reviewed is a lot area variance to authorize construction of a replacement home on a <br /> substandard lot in the RR-lA zoning district. The applicants are also requesting a conditional use permit. <br /> Staff finds the following: <br /> 1.
