The proposed expansion follows the <br /> recently reviewed replat of Lots 1 and 2,Block 2, Crystal Bay Business Center, and is proposing is to <br /> move the boundary between the two lots further south. <br /> Ryan Companies platted Crystal Bay Business Center in 2007 and constructed the existing 40,000 square <br /> foot building at 550 Old Crystal Bay Road north ion 2008. The building has remained vacant and the <br /> interior is unfinished. JEM Teclinical Mazketing is a manufacturer of high performance hydraulic, <br /> electro-hydraulic,and pneumatic cartridge valves and is currently based in tbree buildings in Long Lake. <br /> They would like to consolidate their business and are rapidly outgrowing their existing facilities. <br /> JEM Technical would like to remain in this area and have a purchase agreement with Ryan for the <br /> building at 550 Old Crystal Bay Road, subject to the ability to expand that building by constructing a <br /> 20,000 square foot two-story addition to its south end. The 140'x140'addition will have a defined height <br /> of 30 feet with a partial parapet at 34 feet near the southwest corner. The existing building has a defined <br /> height of 24 feet with the northwest comer parapet at 27 feet. The proposed use is manufacturing and <br /> marketing a product. This property is located in the Indusfrial District and is a permitted use. <br /> Access to the site is proposed to be relocated further south along Old Crystal Bay Road and is not <br /> anticipated to require any significant changes to turn lanes or striping. <br /> Page 8 <br />
