The open storage area is screened and landscaped from adjacent residential uses and public right-. <br /> of-way. <br /> Staff Comment: The applicant is proposing to surround the outdoor storage area with a fence and <br /> will install a green mesh within the fence on the west side to screen the area from Old Crystal Bay <br /> Road South. Considering the future development of Orono Industrial Boulevard it may be <br /> appropriate to install the mesh screening on the south side of the fence which abuts future Orono <br /> Industrial eoulevard. <br /> 2. The open outdoor storage area is surfaced with concrete or bituminous. <br /> Staff Comment: The existing concrete surface is proposed to remain. <br /> 3. The open outdoor storage area shall not be within any front yard or side yard abutting a public <br /> right-of-way. The open outdoor storage shall be setback five feet from all side and rear lot lines <br /> and shall not be located within a utility or drainage easement. <br /> Staff Comment: The storage area is proposed to be set back at least 10 feet from all property lines. <br /> 4. The open outdoor storage area shall not utilize any required off-street parking, loading areas, or <br /> access space. <br /> Staff Comment: The proposed outdoor storage area will not utilize any off-street parking, loading <br /> areas, or access space. � <br /> . 5. The open outdoor storage area shall not be used for storage of hazardous liquids, solids, gases, or <br /> wastes. <br /> Staff Comment: The proposed use complies with this requirement. � <br /> 6. The property owner shall keep all outdoor storage areas free of refuse, trash, debris, weeds, and <br /> waste fill. <br /> Staff Comment: As part of the CUP approval, the property owner will be required to adhere to this <br /> standard. <br />
