The P/anning Commission shall consider <br /> recommending approval for variances from the litera/ provisions of the Zoning Code in <br /> � instances where their strict enforcement would cause undue hardship because of <br /> circumstances unique to the individua/ property under consideration, and shall recommend <br /> approval only when it is demonstrated that such actions will be in keeping with the spirit and <br /> intent of the Orono Zoning Code. <br /> � The applicants' variance request is reasonable and necessary in order to avoid additional • <br /> damage to their property caused by ice dams. The proposed addition is a vertical expansion <br /> that will result in minimal additional massing of the house.
