� 'r <br /> Barnhart stated this represents one of the few green field areas for new growth and that those are typically <br /> the easiest to develop. Barnhart stated there are other opportunities but that they are limited, especially in <br /> the Navarre area, and that the City Council will need to discuss that component of it. <br /> Rick Denman, Charles Cudd, stated it is a unique piece of property. 'The site is bordered by single-family <br /> to the southeast side and is a transitional piece. Denman stated the property allows them to showcase a <br /> viable product for the site and that they have done a lot of luxury detached homes for empty nesters in <br /> other areas. Denman noted Mayor McMillan visited one of their sites in Medina and that he would invite <br /> the rest of the Council to visit it. Denman indicated they would like some feedback to see whether they <br /> should pursue this. <br /> Printup stated it makes sense overall to align the driveways. Printup noted the density issue was also <br /> raised during the Planning Commission meeting,which was good,and that he would like to hear from the <br /> neighbors. <br /> Andrew Whitehead,2620 Kelly Avenue, stated single-family housing would be nice on this site since <br /> there is other single-fainily housing in the area. Whitehead stated he is assuming the pond will stay and <br /> that runoff might be their only concern since they have had water issues in the past. Whitehead stated he <br /> does not have a comment on how many houses should be on the site but that if it is too many,he is <br /> assuming there will be some complaints from the neighbors. <br /> Walsh asked what he thinks about mixed use for the site. <br /> Whitehead stated he likes the single-family and that he is not sure whether more businesses are required <br /> in that area. Whitehead stated he definitely prefers single-family housing versus an apartment building. <br /> Walsh commented he likes detached housing for this site and that from a commercial standpoint, given <br /> the location of the site,there would need to be a destination business to make it viable. Walsh stated he <br /> likes the direction the applicant is proposing from the direction of detached housing given the residential <br /> housing nearby. <br /> Whitehead stated if the homes could be nestled in that would be nice. Whitehead noted there is also a lot <br /> of wildlife in there as well. <br /> Printup noted the question regarding the size of the lots came up. <br /> Barnhart indicated the lots would range in size from 0.16 acres to 0.39 acres in size. Barnhart stated the <br /> challenge from the density question is where else the City can put higher density and that most of the <br /> areas in Navarre are established neighborhoods, which makes it difficult to increase the density on those <br /> sites or other nearby sites. <br /> Walsh commented those are good points and is something the Council needs to think about. Walsh stated <br /> when there is a good opportunity in front of the Council,they need to deal with that as well. <br /> Printup stated he likes the single-family concept as well. <br /> Cornick stated he also likes the concept. <br /> The City Council took no formal action on this item. <br /> Page 6 of 6 <br />
