MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,Apri119,2010 <br /> 6:30 o'clock p.m. <br /> (#10-3460 COMMONBOND COMMIINITIES,SKETCH PLAN, CONTINUED) <br /> Steve Kranz,281 Inglewood Street,Long Lake, asked how this came about and whether the City of Orono <br /> contacted CommonBond. <br /> Gaffron stated to his lrnowledge a group from Interfaith Outreach approached CommonBond about doing a <br /> development in Orono. CommonBond then approached the City in approximately September of last year. <br /> CommonBond has not made a formal application to the City. <br /> Mohaupt stated the Long Lake residents would encourage CommonBond to withdraw their plan. <br /> The Orono Planning Commission took no formal action on this item. <br /> *5. #10-3462 CITY OF ORONO,CODE AMENDMENT CHANGE FOR POLITICAL SIGNS <br /> Schoenzeit moved,Winer seconded,to recommend approval of ORDINANCE NO. ,Third Series,An <br /> Ordinance Amending Chapter 78 of the Orono,Minnesota,City Code by Amending Sections 78-1466(9) <br /> Regarding Signs. VOTE: Ayes 5,Nays 0. <br /> 6. COMPRE�NSIVE PLAN,8:40 P.M.—9:35 P.M. <br /> Gaffron stated the City of Orono is looking at reguiding certain areas of the City for higher density,which <br /> includes the properly near the fire station,the area west of the Orono industrial park, and the Eisinger landfill <br /> site. Another high density area is located across from the Orono Montessori School. Gaffron noted that Staff <br /> expects an application to be submitted in the new few months for an assisted living facility consisting of <br /> approximately 54 units. <br /> Other high density housing currently within the City include the senior housing building on Brown and <br /> Wayzata Boulevard and the Stonebay development that is located across from Kelly Parkway,which includes <br /> townhomes and condominium buildings. Most of the property that is located to the west and south are fully <br /> developed at the two acre minimum lot size and there is not a lot of area left for development southwest of the <br /> fire station. Similarly, the area north of downtown Long Lake between Brown and Willow is almost fully <br /> developed,the area north of Stonebay is fully developed, and the areas to the northeast are fully developed. <br /> Gaffron noted there are very few areas left in what is considered rural Orono that the city could bring sewer <br /> and water to service higher density. The area between Kelly Parkway and Wayzata Boulevard is guided for <br /> office use,with a dental office on the corner, and to the east a proposed bank. <br /> Gaffron stated,the City has looked considerably at sites for higher density. At the Apri17`"Comprehensive <br /> Plan public hearing the residents voiced similar comments relating to the area near the fire station. Staff also <br /> reviewed areas in Navarre for higher density. Gaffron noted another part of Orono that has sewer and water <br /> facilities and is located close to a commercial district and bus lines that is not fully developed is the Navarre <br /> area. Staff is proposing a mixed use district near County Road 19 to allow for additional options for <br /> development of multi-family housing. Staff is proposing properties that abut Shadywood Road or Shoreline <br /> Drive for the mixed use district. The majority of the properties that are proposed to be reguided are currently <br /> zoned commercial or residential. <br /> Page 18 <br />
