Elkins illustrated various projects done by CommonBond in other suburban settings. Elkins displayed <br /> the proposed layout of the buildings, streets, and wetlands. The buildings would be out of the wetlands <br /> setback,which has not been formally determined at this point. The buildings located in the northeastern <br /> corner will likely need to be moved closer to the road and out of the wetlands. <br /> Schoenzeit asked what size the units would be. <br /> Elkins stated they are approximately 1,500 square feet,with each unit being fairly similar. <br /> Feuss asked where the road would be located in relation to the wetland. <br /> Ellcins illustrated the location of the road and noted the road would be 16 feet wide since it is a one-way road. <br /> Feuss commented she is unsure how the road will fit in with the wetland. <br /> Elldns stated they would need to make sure the road does not impinge on the wetland. <br /> Curtis noted a road can be located within the wetland setback but not within the wetland itself. <br /> Feuss asked what is to the east of the property. <br /> Elkins indicated that is Holbrook Park. <br /> Kang asked if the welcome center would be the same thing as a community center. <br /> Novak stated it would be a community center with offices and computer labs available to the residents. <br /> Kang asked how trash pickup would work. <br /> Ellcins indicated they would pick up trash at each individual unit. <br /> Winer asked whether there are other cities competing for this project. <br /> Novak indicated they do have a number of other communities who have indicated an interest in this type of <br /> housing. CommonBond is excited to build in Orono since there is a lack of this type of housing in the western <br /> suburbs in general and the need will continue to increase given the economy. <br /> Winer asked if it is within the 2010 Comprehensive Plan where all cities are required to provide a certain <br /> number of single-family homes and affordable housing. <br /> Novak stated the City of Orono is required to provide 331 affordable homes by the year 2020. <br /> Gaffron noted it is 311 in addition to what currently exists. <br /> Feuss asked how CommonBond arrived at the 30 to 60 percent AMI. <br /> Page 11 <br />
