Unforhznately,the current half-story regulation�s complicatad for homeowner�,builders,and <br /> architects. Likewise,the height and massing determination can add excessive time a�d c�amplication to <br /> the buitding permit review due in part to tixs unique charaettu'a�id design of buildings. <br /> At the March and April Planning Commissian wo�c sessions,Sta.f�a�ked the Commission to explore <br /> different options for regulating massing,including th6 pds�ibitity of e�rblishing a floor area ratio(FAR) <br /> limitation. FAR.,combined With setbacks,maxiffium defir�d height and�ardcover regulations may <br /> accomplish the City's g�s snd r�utt in a more user-fr�ndky rep,utation without the complication of a <br /> half-story determinati�. <br /> FAR is determined by dividiz►g the grc�ss floor area of a building by tlze total area of the lot. Altematively, <br /> to address visrxal massing on narcow Iota,�addition of a graduated setback requirement for the top most <br /> story or the portions Of�11e structet�+e So many feet frpm the�cisting grade was discussed for limiting the <br /> effects p#'�assing.
