MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,April 18, 2016 <br /> 6:30 o'dock p.m. <br /> Landgraver asked what the applicants' plans are for the existing house. <br /> Anderson stated ideally they would like to build a new house on top of the existing foundation. <br /> Landgraver noted there will be a number of easements over Lot 2. <br /> Anderson coimnented that is a little concerning and that they will have to be very creative to get a house <br /> within that small envelope. <br /> Gaffron suggested the applicant consider realigning the property line slightly to push the house further <br /> away fro�n the 75-foot line, especially if the foundation for the existing house is going to remain. <br /> Thiesse stated the City should find out what is needed for a path to service the lift station and then <br /> fonnalize that. <br /> Schoenzeit suggested a backup generatar also be considered,which could reduce the nuinber of trips to <br /> that lift station. <br /> Gaffron coinmented there is likely a monitoring system of some type that alerts the City when the power <br /> goes out. <br /> Anderson asked if the red dotted line could be moved to the west. <br /> Gaffron stated that is a possibility and that Staff will need to determine how far to the west they can drive <br /> to access the lift station,which would help with the location of the building pad. <br /> Anderson stated they could also consider constructing an end-loading garage on the far west side of the <br /> lot. <br /> Landgraver asked what the applicants feel about the impacts to Lot 1 with the bluff. <br /> Anderson noted he was unaware of the 30-foot setback but that the house would be brought forward if <br /> Option A is used. Anderson stated they could also attempt to put a rambler in there rather than a two- <br /> story. <br /> Thiesse noted anything within the 75-foot setback is regulated by the City. <br /> Landgraver asked if the Ciry mandates that the sewer line far Lot 2 connect to the existing graviry line or <br /> the lift station. <br /> Gaffron indicated that decision cannot be made at this point. <br /> Anderson stated if they are going to construct a house on top of the existing foundation,he would like to <br /> explore the possibiliry of putting in a lift station in that existing house. <br /> Gaffron stated another option would be to consider individual grinder stations if it is too expensive to <br /> connect into the existing gravity line. <br /> Page 8 of 32 <br />
