It has frontage on North Arm Bay. The property to the immediate <br /> north at 790 North Arm is also a lake iot, while the property to the immediate south includes two <br /> off-Iake lots and a lakeshore lot. The west half of the property slopes gradually to the east, with <br /> steep slapes at the easterly and northerly shorelines. The area where the north lot boundary nears <br /> the iakeshoxe is likely a bluff by definition. The property contains an existing residence and a <br /> number of outbuildings, served by a 700' long driveway along the south lot line. <br /> The property is zoned LR-1B, One Family Lakeshore Residential, and is guided in the Orono <br /> Community Management Plan (CMP) for residential use. The property is located within the <br /> MUSA and is intended to be served with public sanitary sewer and private wells. <br /> Conformity with the Orono 2030 Community Management Plan Update <br /> The proposed subdivision would generally be in conformity with the 2030 CMP which guides <br /> the property for low-medium density single family residential use. <br />
