They were visible on the photographs that <br /> accompanied the original application. When an eave is deeper than two feet, all but the outer <br /> two feet is counted as structural coverage. So, while the variance was granted to increase <br /> structural coverage, what was actually being requested was approval to change the location <br /> of structural coverage while reducing the total amount of structural coverage. <br /> Hardcover Variance <br /> The property was granted a hardcover variance in 1987. Hardcover was calculated by the <br /> applicant. Someone drew the site plan on a 1982 survey that showed the property lines, the <br /> house and the edge of the lake on the day the survey was made.
