Provision to the City of final plans and specifications for improvements to the property <br /> including construction of a private road, sanitary sewer system, water system and <br /> stormwater facilities,site grading,landscaping,etc.per the requirements ofresolutionNo. <br /> 5 204. <br /> 16. Provision to the City of a perniit from Hennepin Col.ulty for construction of the private road <br /> access to Brown Road South. <br /> NOW,THEREFORE,BE IT RESOLVED that based on the findings ofResolution No. <br /> 5204,the City Council ofthe City of Orono does hereby approve the Planned Residential Development <br /> plat of CREEKSIDE IN ORONO,Hennepin County,Minnesota subject to the following declarations and <br /> conditions: <br /> 1. Shoreland Status.In addition to the various development limitations established herein,Lots <br /> 1 through 7 are within or partially within the designated Shoreland Overlay District and <br /> subject to the City of Orono Shoreland regulations pertinent to tributaries. <br /> 2. Lot Development Standards.Lot development standards applicable to Lots 1 through 7 <br /> are generally as shown on the approved Grading,Drainage and Erosion Control Plan, <br /> Sheet 4 of 6,by Schoell and Madson,Inc.,revision dated O l-19-OS and attached hereto <br /> as EXHIBIT A(which Plan shall be designated for reference purposes as the`Record <br /> Preliminary Plat Drawing') and more specifically as follows: <br /> All Lots: Required Front Yard: 35' <br /> Required Side Yard: 30' <br /> Required Side Street Yard: 35' <br /> Setback from Creek: 75' <br /> Setback from Delineated Wetlands: 35' <br /> The bank of the creek for setback purposes is established at the 936.5' <br /> elevation contour line. <br /> "Required Yard" designations shall be as depicted on the `record <br /> preliminary plat drawing'with the standard`front yard abutting the private <br /> road, `side yards' abutting adjacent lots within the plat, `rear yards' <br /> generally opposite the front yards, but with the exceptions noted below. <br /> Page 3 of 8 <br />
