No detached garage or other accessory building shall be located nearer tc <br /> the front or street lot line than the principal building on that lot. <br /> 78-2431: Accessory buildings and structures on through lots. <br /> A11 accessory bulidings and structures on through lots located in R districts shall meet the <br /> following requirements: <br /> (1) The building or structure shall meet the principal building setbacks that are established <br /> under sections 78-230,78-255.78305.78-330.78-350,78-370,78-345. 78-420.78-444, <br /> {2) No negative impacts to adjacent neighbors or publlc right-of-way resutt in the placement <br /> of the building or structure, determEned at the discretion of the planning director. <br /> Should the planning director determine that Ptem (2) above cannot be met an accessory <br /> structure or building may be permitted by conditional use permit lf the planning <br /> cornmission determines no negative impacts result in the placement of the buftding or <br /> structure. The planning commiss[on may apply reasonable conditions as part of the <br /> approvaE. <br /> 78-1434: Area restrictions. <br /> In all R districts, �o accessory �uilding shall exceed 1,000 square feet of faotprtnt area; except <br /> that auessory structures tn excess of 1,000 square feet will be allowed under the following <br /> conditions: <br /> (1) Nat more than one oversized accessory structure (OAS) shatl be permitted on any <br /> property. An oversized aaessory structure is defined as an accessory structure of footprint <br /> area in excess of 1,000 square feet, except that the foliowing nonroofed accessory structures <br /> whkh exceed 1,000 square feet footprint area are not considered as oversite accessory <br /> structures,but are subject to the spetial setback restrictions of sectlon 78-1404. <br /> a.Tennis courts and sport courts. <br /> b.
