An application will not be considered <br /> compiete or plsced on any meeting agendas until this form is complete and submitted tQ the City. <br /> Minnesota State Statvtes Section 462.357, Subdivision 8(2) requires that practical difficulties be demonstrated in <br /> order for a variance to be granted. The difficulties must be unique to the prope�ty as variances run with the land <br /> and not the land owner. Persona!and economic situafions are �ot consider�d vaJid practica!d�culties. In order <br /> for an application to be heard by the Planning Commission and Clty Council practical difflculties having merit must <br /> be demonstrated. <br /> HOW DO I PR4YE A PRACTICAL DlFFICIlLTY? <br /> This form has 12 points outlining the basis City staff uses to determine if pracdcal difficufties sxist and how the <br /> variance will affec:t the surrounding comrnun'rty.
