16-3807
Februxry 11,201b
Page 4
3. PRELIMIIARY PLAT REVIEW
Conforniity with Zoning District Standards
In relation to the RPUD standards, there are specific guidelines for dched single family
development in Zaning Code Section 78-626(8) - see Eahibit L. The RPUD standards as
written for detached single family use da not accommodate the type of smaller, naz.row lot style
of development that is pmposed. However, the concept o£a planned unit devetopment process is
to allow flexibility in design. Section 78-626(16) provides for flexibility in RPUD standards, as
follows:
{16) FTexibility. The uniyueaess of each RPUD requires that specifications and standards for
streets, utilities, public facilities and subdivisions may be subject to modification from the city
ordinances ordinarily governing them. The city council may therefore approve streets, utilities,
public facilities and land subdivisions which are not in compliance with Usual specifications or
ordinance requirements, if it finds that strict adherence to such standards or reyuirements is not
required to meet the intent of this section or to protect the health, safety or welfare of the
residents of the RPL'D,the surrounding atea or the city as a whole.
This proposed development concept will require a significant depariure (flexibility) from the
RPUD district lot standards for individual homesites. The table below identifes specific
standards which woutd require flexibility:
RPUD District Minimum Proposed Fleaibility
SFR Standard Lot Stsndards R nired7
Minimum lot size: I5,000 square feet 7,500 s.£—66,0(}0 s.f.
