The Dicon Additian was appmved in 1974 and at the time the properiy <br /> was zoned at one acre minimum lot area. The property is now subject to <br /> 2 acre area and setback standards. <br /> B. The addition will encroach no closer to the east side lot line than the <br /> e�isting structure. <br /> C. In 1979 the City approved hardcover variances within the 75-250' setback <br /> area at approximately 29.7%. <br /> D. The dense vegetarion that surrounds the residence will minimize any visual <br /> impact of the structure upon adjacent residential properties. <br /> E. The applicants have rec.eived approval ietters from the ixnmediately <br /> adjacent property owners, to west at 24b5 North Shore Drive and to east <br /> at 2425 Scotch Pine Lane. <br /> 4 The City Council finds that the conditions existing on this property are peculiar <br /> to it and do not apply generally to other property in this zoning district; that� <br /> granting the variance would not adversely affect traffic cvnditions, Iight, air nor <br /> pose a fire hazard or other danger to neighboring property; would not merely <br /> serve as a convenience to the applicants, but is necessary to alleviate a <br /> demonstrable hardship or difficulty; is necessary to preserve a substantaal property <br /> right of the applicants; and would be in keeping with the spirit and intent af the <br /> Zoning Code and Comprehensive Pian of the Ciiy. <br /> 5. The City Council has considered this applicatian including the fandings and <br /> recommendations of the Planning Commission, reports by City staff, comments <br /> by ihe applicants and the effect of the proposed variance on the health, safety and <br /> welfare of the communi.ty. <br /> CONCLUSIONS, ORDER AND CONDITIONS <br /> Based upon one or more of the above findings, the Orono City Coun�cil hereby <br /> grants variances to Municipal Zoning Code Section 10.22, Subdivision 2 and Section 10.23, <br /> Subdivision 6 (B) to permit construction of a two story eievator addition to the east side of the <br /> Page 2 of 4 <br /> Fam SOOS <br />
