The proposed <br /> improvement encroach as much as ±80 feet lakeward of the average lakeshore setback line. The <br /> one neighboring lakeshore home is over 700 feet away and is separated visually by vegetation <br /> and/ortopographic differences. The proposed improvements are designed to have minimal visual <br /> impact from the lake. <br /> 150-Foot NE Lake Setback Variance (Code Section 78-1279) <br /> French Lake is classified by the DNR as a Natural environment (NE) lake. According to the DNR's <br /> Shoreland definitions, natural environment lakes are generally small, often shallow lakes with <br /> limited capacities for assimilating the impacts of development and recreational use. They often <br /> have adjacent lands with substantial constraints for development such as high water tables, <br /> exposed bedrock,and unsuitable soils.These lakes, particularly in rural areas, usually do not have <br /> much existing development or recreational use. The existing home encroaches entirely within <br /> the required 150-foot lake setback. The applicant's proposal includes modifying and expanding <br /> an existing deck on the lake side of the home to create a more functional transition from the <br /> driveway area to the eastern lake side of the home;the deck and pergola addition will be lakeward <br /> of the average lakeshore setback.
