The <br /> Planning Commission shall consider recommending approval for variances from the <br /> literal provisions of the Zoning Code in instances where their strict enforcement <br /> would cause undue hardship because of circumstances unique to the individual <br /> property under consideration, and shall recommend approval only when it is <br /> demonstrated that such actions will be in keeping with the spirit and intenf of the <br /> Orono Zoning Code. <br /> Staff finds that the precedent has been set regarding approval of the requested area and <br /> width variances. The City routinely reviews these types of requests, and grants them when <br /> no other land is available for acquisition and the applicant has demonstrated that all other <br /> requirements can be met. The lot was legally created prior to adoption of the current zoning <br /> standards, which require 1 acre and 140 feet of width. <br /> The driveway should be paved to keep gravel off of Elm Street. <br /> Are there any other issues or concerns with this application? <br /> Staff Recommendation <br /> Planning Staff recommends approval of the application for variance renewal. <br />
