Staff conducted a <br /> preliminary review based on the information provided and recommends the following items be submitted or revised in <br /> order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. <br /> We have reviewed the survey submitted and has the following comments: <br /> a. Erosion Control. The erosion control plan is not depicted. The erosion control plan is discussed on <br /> Sheet T-001 however a depiction of the plan in accordance with the City's standard survey is required. <br /> The erosion control plan should depict the location of any planned measures silt fence, bio roles and <br /> construction entrance. Erosion control mechanisms should be planned for and must be installed and <br /> inspected by the City prior to any land disturbing activities. The contractor must provide a minimum <br /> 24-hour notice prior to inspection. <br /> b. Entrance Gate. An entrance gate is shown on the landscape plan. Please have the gate shown on the <br /> survey. Will there be entrance monuments associated with the gate? Please clarify and submit plans <br /> for the monuments. Please refer to City Code Section 78-1405(9), attached, for the City's <br /> requirements pertaining to entrance monuments and gates. <br /> c. Pool Decking. On the west side of the house between the house, stairs to the pool decking and the <br /> pool, there appears to be a rectangular void. Please provide clarification if this area is to be <br /> landscaped, pool decking, etc.? <br /> d. Number of Stories Calculation. The first floor elevation (FFE) is shown as 1002.0' which results in a <br /> 996.0' being the determining elevation 6 feet less(see attached excerpt of City Code Section 78-1). At <br /> least 50%of the perimeter of the foundation must be at or below the 996.0'elevation in order for the <br /> lowest level to be considered a basement and not a story. Please have the surveyor show where the <br /> existing 996.0 elevation contour intersects through the proposed house. <br /> e. Top of foundation. Our survey requirements request the top of foundation be shown. Please have <br /> the surveyor call out the top of foundation elevation and show the point on the perimeter of the <br /> foundation where the top of foundation elevation is being measured from. We expect this point to be <br /> consistent with the measurement on the foundation as-built for verification. <br /> Please provide two copies of an updated,full size certificate of survey which meets all of the City's survey standards <br /> (enclosed)and specifically addressing the above comments. <br /> 2. Landscape Plan. Please submit the name of the individual or company who will be performing the landscape <br /> work for the permit. <br />
