" The plight of the landowner is due to circumstances unique to the property <br /> not created by the landowner" <br /> The existing structures where built long before the current ordinances where <br /> put into place. The situation of having a city boundary line divide the lot and <br /> one of the structures is very unique to this lot. <br /> 3. "The variance, if granted,will not alter the essential character of the locality" <br /> The proposed addition and modifications will keep with the same feel of small <br /> lake cabins that are located along Crystal Bay Road. The current design <br /> improves the architectural esthetics of the home and reduces the existing <br /> hardcover by 10%. <br /> 4. "Economic considerations alone shall not constitute an undue hardship if <br /> reasonable use of the property exists under the terms of the Zoning Chapter" <br /> The undue hardship is caused by the location of the existing structures and the <br /> placement city boundary line. <br /> The design that we are presenting represents our best attempt at building <br /> within the official control. We feel there is no reasonable use under the terms <br /> of the zoning chapter. <br /> 5. "Undue hardship also includes. But is not limited to, inadequate access to <br /> direct sunlight for solar energy systems.
