FOR
THE OX RESIDENCE - .
1095 FERNDALE ROAD WEST
" We axe requesting a laesore setbacvariance, hard cover variance, .nd a flood plain conditiona.l
use permitorour proposed new residence at 1095 erndale Road West. "
A la.xesore setbacZ variance is required to allow te proposed residence to be closer tian boti te
_ 75'-0" laxesiore setbacZ,,as,well as tie average buiclin setbacline. Currently the existing
house is located within approximately 20'-0" othe ordinaryigk water line at the closest point -
and entirely witin te required lalzesore setbacZS. Tlie proposec.iouse is being planned much
artlierom tlie lae, approximately 57'-6"-to te main portion otlieouse; 32'-0" at the
closest point. 1t tis proposed location, siniicantood plain mitigation will be requirec. To
meet te required laesore setbacZS on tis site, te amount oood plain mitigation required
or te proposed house would be greatly increased and liely not accompislied on site.
Tie kardcover variance is requiredor tliis site only because te proposed liouse is located within
the 0' to 75' zone. Te proposedardcoveror this site was based on the a.11owa.ble hardcover for
the 75'-250' zone. 'I'wenty-ive percent otlie 37,257 squareeet located within the 75' to 250'
• : zone is 9,314 square eet oa.11owable ardcover. Proposed'ardcover in tlie 0' to 75' zone is
3,754 square eet, wici is a recuctionrom te current 4,244 square eet located in this zone.
Proposed hardcover from 0' to 250' (botzones) is 9,294 square feet, which is less than tke '
9;314 square eet (25%) a.11owed in the 75' to 250' zones. Tie projeet as proposed is a net
reduction o334 squareeet oliardcover.
A conditiona.l use permitorood plain mitigation is required because the proposedouse has
been movedarther away{rom the lae and ote existing iouse's buiding pad in an attempt to
isnprove te la.zeshore setbaeZ. Currently te majority oproperty located above the flood plain is
located at te existing house's location and witin te 75' laesliore setbac. Te arther tie
proposediome gets rom te laZe, tlie greater tie requirec ood plain mitigation. .
Tlie current house location is the best locationor te proposed house, but in an eort to
. improve the lazeshore setbacZ and neiors' views, tlie proposedouse as been moved away
from the la.lze. When we attempted to move tke proposed house behind the required setbaclines,
the amount oood plain mitigation was reatly inereased. Tlie proposed house location was a .
compromise between te required la,keskore setbacs and te amount of required ood plain
mitigation. At tlie proposed location, all ood plain mitigation ean be handled on site. This is a
diicult site, and I asZ that the Planning Commission and City Counci consicer myiardship.
David Fox
