ORONO CITY COUNCIL MEETING <br />MINUTES FOR DECEMBER 13, 1999 <br />06) #2522 BANCOR GROUP, INC - Continued <br />Flint asked if the cul -de -sac could be farther down the road. He said the road opposite <br />Shadowood is a problem. <br />Moorse said he doesn't know if a cul -de -sac will be necessary, because if there is a problem <br />with the traffic being able to get out of there during busy times, the residents will start going <br />out the south exit instead. <br />Kathy Johnston, 2335 Shadowood Drive, said she is concerned about the safety of her <br />children standing at that intersection waiting for the bus. She fears that the bus will only stop <br />on one side or the other and her children will be forced to cross the road. <br />Gerry Pettis said he lives on Dickey Lake Drive and Ringers Wood. He is very concerned <br />about the traffic on Willow. He asked if the Council is going to keep to the two -acre lot size. <br />Jabbour said this property is zoned for two -acre lots. He explained that the land can be <br />developed with a two -acre minimum lot size or it can be developed as a PRD. He explained <br />that the developer gets credit for all the area in the conservation outlot and the street. With a <br />PRD, the City can negotiate the terms of the development. This a 58 -acre parcel and there will <br />be 25 lots. <br />Sansevere said he is concerned that the lots adjacent to Willow and 6 are small because they • <br />are the most visible lots. <br />Campion said the lots on the interior of the loop could be made two -acres by sacrificing some <br />of the area in Outlot A. Lot 1 south of the southerly entrance is over two acres. He said that <br />inside the loop, they weighed whether to create more outlot conservation area or increase the <br />lot sizes. On Lot 15, in order to avoid an oddly configured lot that was one and a half times <br />wider than it was deep, they chose a configuration that was nearly square. He said they could <br />shift the size of the lots, but he isn't sure what would be gained. <br />Sansevere said it seems to him that aesthetically it would be closer to the two -acres that <br />people seem to want in that area. <br />Campion said that on paper they would be getting closer to the two acres. Aesthetically, if <br />they are standing out in the street looking at it, with the open space, they won't see the <br />difference. <br />Sansevere asked what type of houses they plan to build. <br />Newman said they haven't designed homes for the individual lots. They will be upgrade homes <br />and more and more upgrade homes are ramblers, but he would expect that some will be two - <br />story homes. They were constrained in the layout of the lots because they were trying to work <br />around the wetlands. <br />Page 18 <br />
