Lawrence (hereinafter "the applicant") on <br /> June 24, 1992 filed a formal subdivision application with the City for <br /> approval of a two-lot residential plat of property legally described <br /> as Lot 4 , Block 1, Tanglewood, Hennepin County, Minnesota, <br /> (hereinafter "the property") ; and � <br /> WHEREAS, after due published and mailed notice in accordance <br /> with Minnesota Statues 462.358 et. seq. and the City of Orono Zoning <br /> `, and Pla�mning Codes, the Orono Planning Commission held a public <br /> hearing on July 20, 1992 at which time all persons desiring to be <br /> heard concerning this application were given the opportunity to speak <br /> • thereon; and <br /> WHEREAS, at their regular meeting held on August 10, 1992, <br /> the Orono City Council considered the subdivision application of James <br /> F. Lawrence, noting the following findings of fact: <br /> 1. The property is located within the RR-1B Single Family Rural <br /> Residential Zoning District requiring a minimum of 2 acres <br /> of contiguous dry buildable land within each newly created <br /> lot. <br /> 2. The property contains a total of approximately 6 . 63 acres <br /> with a man-made pond at approximately .25 acre in area. <br /> 3. The proposed plat contains 2 lots each exceeding the 2 acre <br /> minimum lot area requirement as follows: <br /> Lot 1 = 4. 42 acres (excluding .25 acres of man-made pond) <br /> Lot 2 = 2.13 dry acres <br /> 4. Per Stephen Weckman's memo dated July 14, 1992, both sites <br /> have been found to have adequate and suitable area for on- <br /> site septic development.
