Sketch plan. <br /> (a) Purpose. The sketch plan is an initial presenta.tion of the subdivider's intention <br /> and serves as the basis for conceptual discussion between the city and the subdivider <br /> and provides beneficial savings for the subdivider. � <br /> (b) Requirements. A sketch plan review may be completed for all class I and II <br /> subdivision applications. A sketch plan review shall be completed for all class III <br /> subdivision applications prior to the city's accepting any preliminary plat <br /> applications. <br /> (d) Sketch plan review and recommendations. <br /> (1) Sketch plan review. The planning commission shall study the sketch <br /> plan, taking into consideration the requirements of this chapter and the best <br /> use of the land being subdivided. Particular attention will be given to the <br /> location, arrangement and size of lots,parkland dedication, the further <br /> development of adjoining lands as yet unsubdivided, and the requirements of <br /> . chapter 78 and the comprehensive municipal plan. <br /> (2) Recommendations to the subdivider. After reviewing and discussing the <br /> sketch plan,the planning commission and/or zoning administrator will advise <br /> _ _ in�a general manner the subdivider of the changes or additions, if any, which-. . <br /> will be required in the layout, and the character and extent of required � � <br /> . improvements and dedications which will be required as a prerequisite to the <br /> approval of the preliminary plat. The planning commission may require <br /> additional changes as a result of fiu-ther shtdy of the preliminary subdivision. <br />
