We have the following comments with regards to engineering matters: <br /> ' • The plan shows an existing garage in the southwest corner of the lot. It <br /> should indicate whether this is to be removed or remain with the new home <br /> construction. <br /> ' • There is a very minor amount of grading within the 0-75 foot setback area. It <br /> appears that this is being done to save an oak tree while facilitating drainage <br /> and is acceptable. <br /> � _ • The existing sanitary sewer manhole at or near the southwest corner of the <br /> vacated View Avenue should be shown on the plan. Public works stafF has <br /> indicated that the existing service connects to the manhole at an elevation <br /> • , that does not provide gravity service to the existing home. The applicant <br /> should provide sanitary sewer manhole and service elevations and alignment <br /> information on the plan. � <br /> • The sanitary sewer main should be shown on the plan. <br /> • Since this area does not have city water, the wells on adjacent properties <br /> should be shown on the plan. The existing and final sanitary sewer service <br /> should be designed with proper clearances from wells. <br />
