• <br />• <br />CITY of ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. 3014 <br />A RESOLUTION GRANTING <br />PRELIMINARY APPROVAL FOR A PLAT AT <br />4465 BAYSIDE ROAD <br />FILE NO. 1663 <br />WHEREAS, Mark Johnson (hereinafter "the applicants") on June <br />21, 1991 filed a formal subdivision application with the City for <br />approval of a 2 lot residential plat of property legally described as <br />follows: <br />Refer to Exhibit A, attached (hereinafter "the property") and; <br />WHEREAS, after due published and mailed notice in accordance <br />with Minnesota Statues 462.358 et. seq. and the City of Orono Zoning <br />and Subdivision Regulations, the Orono Planning Commission held public <br />hearings on July 15, 1991 and August 19, 1991 at which times all <br />persons desiring to be heard concerning this application were given <br />the opportunity to speak thereon; and <br />WHEREAS, at their regular meeting held on September 9, 1991 <br />the Orono City Council considered the subdivision application of Mark <br />Johnson, noting the following findings of fact: <br />1. The property is located within the RR -1B Rural Single Family <br />Residential Zoning District requiring a minimum of 2 acres <br />of contiguous dry buildable land within each newly created <br />lot. <br />2. The property contains a total of 4.41 acres. <br />3. The proposed plat contains 2 lots each meeting or exceeding <br />the 2 acre minimum lot area requirement. <br />4. Septic testing for Lots 1 and 2 have confirmed there is <br />adequate area for both principal and alternate on-site <br />sewage treatment sites. <br />5. All existing structures meet the required setback from the <br />newly defined division line. <br />6. All lots have been designed so that they meet all lot <br />standards of the RR -1B Zoning District. <br />0 Page 1 of 4 <br />
