Batty pointed out the location of the dumpsters <br /> and the turning radius that is required for delivery trucks. As it relates to deliveries,the deliveries to <br /> NAPA would be at the rear of the building as well as the liquor store. <br /> Curtis stated typically with beer deliveries,it could be up to an hour or longer to unload. <br /> The owner of the liquor store stated that it typically would not be that long except for perhaps once or <br /> twice in the summer. <br /> Kempf noted there is the potential that some of the cars would be trapped by the delivery trucks and that <br /> customers to this site would eventually get tired of some of the issues they will encounter and eventually <br /> quit patronizing the businesses. ' <br /> Batty indicated they do not lrnow what type of tenants they will get. <br /> Kempf stated if the deliveries could be made more convenient,that may help attxact tenants. <br /> Bariy noted they did conduct traffic counts of the existing businesses and that they are extremely light and <br /> well below what is allowed even at peak times. Batty pointed out the delivery area for the liquor store. <br /> The location of the post office will be shifted slightly,which will open up a delivery corridor for the <br /> liquor store. , <br /> Batty stated the topography of the site also works against them. Batty stated they are also designing a fire <br /> exit from the back in order to correct a code violation. That exit will not be a public access. <br /> Schoenzeit stated in his opinion the proposal is simply too large for the amount of property that exists, <br /> � and that if there is any hope to make a profit off of this site,it may be necessary to raze the property and <br /> start over. Schoenzeit encouraged the applicants look at all their options for this property. <br /> Batty stated as it relates to building setbacks and site coverage,those are only being changed slightly. <br /> The number of parking spaces has been increased slightly since January. I <br /> Schoenzeit stated it appears that the site coverage is almost being doubled and that he is unsure where the <br /> applicant is obtaining his numbers from. ', <br /> Curtis stated it currently is 13,007 square feet and it is being increased to over 19,000 square feet. Curtis <br /> stated they are looking at the footprint of the building for the entire site. <br /> Batty concurred they are increasing the footprint to around 19,000 square feet. i' <br /> PAGE 16 <br />
