Plant (hereinafter "the <br /> applicant" ) is the owner of the property located at 2245 � <br /> Watertown Road within the City of Orono (hereinafter "City") and <br /> legally described as follows: <br /> See Exhibit A attached, (hereinafter "the property"); and <br /> WHEREAS, the applicant has applied to the City for a <br /> variance to Municipal Zoning Code Section 10.28, Subdivision 5 <br /> (B) to permit the construction of a half bath and closet addition <br /> to the northwest side of existing residence, proposed <br /> approximately 30' from the north front street lot line instead of <br /> the required 50' setback. <br /> • NOW, THEREFORE, BE IT RESOLVED by the City Counci 1 of <br /> Orono, Minnesota: <br /> � <br /> � FINDINGS <br /> 1. This application was reviewed as Zoning File #1580. <br /> 2. The property is located in the RR-1B Single Family� Rural <br /> Residential Zoning District requiring 2 acres dry contiguous <br /> land within building envelope. The subject property <br /> consists of 4.3 acres of which 3 dry acres are contiguous. <br /> 3. The Orono Planning Commission reviewed this application <br /> on August 20, 1990 and recommended approval of the proposed <br /> variance based upon the following findings and hardships: <br /> A ) The hous.e was placed on the property in <br /> approximately 1870, prior to current zoning standards. <br /> B) There is approximately 10' of additional unused <br /> area between the traveled roadway of Watertown Road and <br /> the front street lot line, placing the new addition <br /> approximately 40 ' from the actual traveled roadway. <br /> • C) There is a 20' high buckhorn hedge and other mature <br /> plantings that obscure the view of the proposed <br /> addition from the roadway. <br /> Page 1 of 3 ` <br />
