` #08-3386 <br /> November 17,2008 <br /> Page 3 of 3 <br /> Issues for Consideration <br /> The application presents the setback variances as a way to make the rear yard more usable. <br /> After preparing the revised survey and grading plan the surveyor/engineer indicated that even <br /> with the 5 foot setbacks it was impossible to provide for the customary two-to-one taper from <br /> the garage apron to the driveway because of need to route the drainage around the east side <br /> of the house and the location of the southeast corner of the house. A side load garage would <br /> require 64 foot wide lot so that is not an option. <br /> Staff did not request exterior plans of the proposed garage at this time, waiting for the <br /> drainage to be determined and the proposed code change regarding the exterior finish of <br /> accessory buildings to be considered by Council. The Commission should consider if it <br /> would be appropriate to limit the height of the garage or require the pitch of the roof <br /> approximate that of the house. Siding materials should be the same or visually match those <br /> of the house. <br /> The code would require the driveway be paved. <br /> This property is permitted a maximum of 1,500 square feet of buildings. The proposed <br /> garage is square 624 feet, leaving 876 square feet (or 105 square feet more than the existing <br /> structure) for a house. The Commission should make sure the applicant understands the <br /> � implications of building the size of garage proposed. <br /> Are there any other issues or concerns with this application? � <br /> Staff Recommendation . <br /> Planning Staff recommends approval of the hardcover and setback variances subject to the <br /> applicant providing exterior plans of the proposed garage before Council consideration. <br />
