A plan should be provided that would <br /> provide adequate lighting during business and non-business hours while not encroaching on <br /> the residential neighbors. . <br /> Signs: <br /> The applicant should be asked about proposed signage, including any awnings that might be <br /> added to the building. A plan should be provided. <br /> Parking lot screening: <br /> To the south there is 10 feet between the edge of the parking lot and the property. The <br /> adjacent townhouses have a privacy fence for most of the length of the common lot line. <br /> � There are also a number of large trees on the townhouse property. Because they shade the y <br /> ' setback area it would be difficult to add screening trees in the setback area. The privacy <br /> fence should be extended to the right of way of Kelly Avenue to block headlights and <br /> discourage trespassing. The parking lot screening should be reviewed if the townhouse fence <br /> is removed or if significant trees on townhouse property are removed. <br /> Property maintenance: <br /> The City Attorney indicates it would be appropriate to required property maintenance on the <br /> portion of the property to be used by the bowling alley as a condition of the conditional use <br /> permit: Items Staff found that needed attention are: � <br /> 1. A band of wood siding on the rear wall needs repair. <br /> 2. Holes in the parking lot pavement should be patched. <br /> 3. Weeds growing within the parking lot and around the power pole should be <br /> controlled. � <br /> 4. Parking spaces should be striped and wheel stops provided where required. <br /> Trash and recycling.• - <br /> Trash and recycling containers are proposed to be kept in garage area. Interior modifications <br /> may be required to this area to satisfy building and fire codes. <br /> Parking spaces: <br /> The required number of parking spaces is unclear as there appears to be a provision setting <br /> the required number of spaces for buildings built before 1967 as the number that existed in <br /> 1967. This will require further research. <br /> If the current code applies, the maximum number of parking spaces required would be 133 (6 <br /> for each bowling lane and one space for every 150 square feet of main level). If the existing <br /> parking area were striped there would be 104 parking spaces. Storage areas, hallways, <br /> restrooms and similar areas of the main level of the building can be excluded from the <br /> parking requirement. <br />
