The City Council has considered this application _ <br /> including the findings and recommendations of the PZiicant ` <br /> Commission, reports by staff and comments of the app � <br /> and the affect of the proposed use on the health, safety, : <br /> and weZfare of the community. • � <br /> 5. The City Council finds that granting a conditional use ! <br /> � permit to allow a veterinary clinic will. not be be <br /> detrimental to the health, safety or general welfare of the <br /> publ.ic, would not adversely affect light, air nor pose a <br /> fire hazard or other danger to neighboring properties, nor <br /> will. its use depreciate surrounding property values and that <br /> the proposed level of use of the property will be in keeping <br /> with the intent and objectives of the Zoning Code and <br /> Comprehensiye Plan of the City. � <br /> CONCLIISIONS, ORDffit AND CONDITIONS <br /> • Based upon one or more of the above findings, the Orono <br /> City Council hereby grants a conditional use permit per Municipal. <br /> Zoning Code Section 10.44 , Subdivision 4 (A) to permit a <br /> veterinary c3inic on the property Iocated at 3572 Shoreline <br /> Drive, subject to the following conditions: <br /> 1. Prior to the issuance of a buiZding permit for internal <br /> improvements within the existing structure, appZicant must <br /> apply for the legal combination of Lots 18 and 19, Slock 7, <br /> Navarre Heights. <br /> 2. Applicant must fi3e for a commercia3 site plan review <br /> prior to the February 23, 1990 fi7.ing deadline for the March <br /> 19, 1990 meeting of the Planning Commission. App3.icant is <br /> further advised that commercial site plan application must <br /> deal with the following items: <br /> * Signage <br /> * Lighting <br /> * Landscaping <br /> * Approved Parking <br /> * Drainage Improvements <br /> * P3.ans for the Exterior of the Building <br /> 3. AIl site improvements required as a resu3t of the <br /> • commercial site plan review must be installed by September <br /> 15, 1990. <br /> Page 2 of 5 . <br />
