Re; 1785 Concordia Street <br /> File No. 000139-08000-1 <br /> Plat No. 08-3370 <br /> Dear Evelyn: <br /> We have reviewed the plans for City Plat file number 08-3370 prepared by Gronberg &Associates dated 6- <br /> 12-08 for the proposed house construction at 1785 Concordia Street. We have the foilowing comments <br /> with regards fo engineering matters: <br /> • The two foot contours provided by the City are not reliable enough to accurately develop site <br /> grading plans. The City requires that surveys show actual elevations and contours as shot in the <br /> field. The plans should clearly state the source of the existing contours. An example should be a <br /> statement similar to: "Existing contours within the project grading limits and adjacent areas <br /> developed from a site survey performed on lune 24, 2008." <br /> • The plans fill below the 931.5 contour (flood plain) in order to construct the house. The plans <br /> should be revised to eliminate or at least minimize the need to fill any flood plain areas. <br /> • Grading is proposed along the north and south lot lines within the 75 foot lakeshore setback area. <br /> This grading is minor and necessary to maintain drainage to the lake. <br /> • Grading to remove an ice ridge is also proposed. If this is approved, erosion and sediment control <br /> measures must be installed, inspected, and approved prior to starting any construction. <br /> • Nearly the entire east two-thirds of the site will drain through a swale located at the south line of <br /> the property, The slope of the swale should be revised to a minimum grade of 1%, <br /> • The plans show the proposed house located right up to the sanitary sewer easement line. The <br /> applicant should designate whether the house line represents the proposed wall or roof overhang. <br /> The City typically does not allow any part of the building within an easement, including roof <br /> overhangs. <br /> • The plans should show the existing sanitary sewer service location. <br />
