�µ . : . . - . _ _ . . - w <br /> F, <br /> Clt�� o� ORONO . <br /> • RESOLUTION OF THE CITY COUNCIL <br /> • 7� NO. 2784 <br /> • � � • ' <br /> ��b <br /> A RESOLUTION APPROVING THE PLAT OF <br /> FOX BEND <br /> FILS NO. 1411 <br /> WHEREAS, the City of Orono is a municipal corporation <br /> organized and existing under the laws of the State of Minnesota; <br /> and <br /> WHEREAS, the City Council of the City of Orono has <br /> adopted subdivision regulations for the orderly, economic and <br /> safe development of land within the City; and <br /> WHEREAS, the City Council has considered the <br /> application for a subdivision by Nina Wildman of Sussex Square <br /> Development (hereinafter "the sub.divider"); and <br /> WH$REAS, the subdivision has been found to meet all <br /> standards of the RR-1B Rural Residential Zoning District �finding <br /> that each lot is of a size and configuration that will allow its <br /> use as a single family residence to be fully developed without <br /> • the need of any variances; and <br /> WHEREAS, the proposed plat contains. l7 lots, each <br /> meeting or exceeding 2 acres minimum lot area requirements. Lots <br /> 2, 3, 4, 5 and 6, Block l; Lots 4, 5 and 6, Block 2; and Lots 1, <br /> 2 and 3, Block 3 require a variance because they do not front on <br /> a public roadway. Al1 lots shall achieve access via the interior <br /> private roadways. <br /> WHEREAS, the subdivider has resolved the boundary <br /> dispute at the northeast corner of the property as directed by <br /> the City at preliminary approval time. <br /> WHEREAS, the subdivider has completed all requirements <br /> of the platting regulations of the City, including: <br /> 1. Completion of all the requirements of Resolution #2725, <br /> approved by the City on October 23, 1989, that set forth the <br /> conditions of preliminary subdivision approval. <br /> 2. Dedication on the plat of rights-of-way for public <br /> streets shown as Fox Street and Leaf Street. <br /> 3. Creation of a new private road shown on the plat as <br /> Outlot B. The creation of Outlot A to serve as a future <br /> • connection/extension road to east. <br /> Page 1 of 3 <br /> . <br />
