We will retain <br /> a small area of the current patio for a grill, and are situating this so that there is easy access to the <br /> grillinb area from the kitchen area. • - <br /> 2. "The plight of the landowner is due to circumstances unique to his property not created by the <br /> landowner." � <br /> This house was confornung when built in the 1950's, and due to the unusual lot shape, <br /> topography, and marshlands at the bottom of the hill that the lot sits on, had to be built where it <br /> was. The encroachment on the current setbacks was unavoidable, and there is no adjacent vacant <br /> land suitable to build out on to. <br /> 3. "The variance; if granted, will not alter the essential character of the locality." <br /> We are not requesting to greatly extend the current footprint of the locality. �'he enclosure we are <br /> requesting will be using floor space already taken by the current porch, and alterations to this <br /> will be fairly minimal. ' <br /> 4. "Economic considerations alone shall not constitute an undue hardship if reasonable use for <br /> the property exists under the terms of the Zoning Chapter." , <br /> Economic hardship is not the sole consideration here. Rather circumstances regarding a property <br /> that while approximately 1.5 acres in size, has limited space to build out on to due to a hillside <br /> and marsh. <br /> . 1 <br />
