Senn (hereinafter "the applicant") on <br /> February 23, 1990 filed a formal subdivision application with the <br /> City for approval of a 2-lot residential plat of property legally <br /> described as follows: <br /> The east 10 acres of the southeast quarter of the southeast <br /> quarter of Section 32, Township 118, Range 23, according to <br /> the government survey thereof, Hennepin County, Minnesota, <br /> (hereinafter "the property") and; <br /> WHER$AS, after due published and mailed notice in <br /> accordance with Minnesota Statues 462.358 et. seq. and the City <br /> of Orono Zoning and Platting Codes , the Orono Planning <br /> Commission held a public hearing on March 19, 1990 at which times <br /> all• persons desiring to be heard concerning this application were <br /> • given the opportunity to speak thereon; and <br /> WHEREAS, at their regular meeting held on April 9, 1990 <br /> the Orono City Council considered the subdivision application of <br /> the applicants, noting the following findings of fact: <br /> 1. The property is located within the RR-1B Single Family <br /> Rural Residential Zoning District requiring a minimum of 2.0 <br /> acres of contiguous dry buildable land within each newly <br /> created lot. <br /> 2. The property contains a total of approximately 8+ acres, <br /> 2.6 acres of which is considered as wetlands. <br /> 3. The proposed plat contains 2 lots each exceeding the 2.0 <br /> acre minimum lot area requirement. <br /> 4. Access to both lots shall be via a shared private <br /> driveway. <br /> 5. On March 7, 1990, Michael P. Gaffron, Assistant Planning <br /> and Zoning Administrator, confirmed that both proposed lots <br /> have acceptable tested sites for primary and alternate <br /> sewage treatment mound drainfield systems. <br /> Page 1 of 3 <br /> • <br />
