�° ��� <br /> Ci.t� o� ORON� <br /> • Qi� RESOLUTION OF THE CITY COUNCIL � �� J ` r <br /> ! <br /> • NO. 2728 � � <br /> � p� <br /> • � • • <br /> A R�SOLDTION APPROVING THS PLAT OF � � <br /> BAYSIDE WOODS <br /> FILS NO. 1442 � � <br /> WHERTAS, the City of Orono is a municipal corporation <br /> organized and existing under the laws of the State of Minnesota; - <br /> and <br /> WHER$AS, the City Council of the City of Orono has <br /> adopted subdivision regulations for the orderly, economic and <br /> safe development of land within the City; and <br /> WHEREAS, the City Council has considered the <br /> app3ication for a subdivision by the Landschute Group, Inc., the <br /> subdivider; and <br /> WH$R$AS, on September 25 , 1989 the City Council <br /> approved Resolution #2705 granting preliminary approval for a <br /> p1.at at 375 Leaf Street/3300 Bayside Road; and <br /> WHEREAS, the proposed plat contains two 3.ots each <br /> • exceeding the 2.0 acre minimum lot area requirement of the LR-lA <br /> zoning district. Lots 1 and 2 require a variance to the 200' 3.ot <br /> width requirement as measured at the rear of the 50' front yard <br /> abutting Bayside Road or Leaf Street; and � <br /> WHEREAS, the subdivision has been found to meet aIl <br /> other standards of the LR-1A zoning district, finding that each <br /> Iot is of a size and configuration that wil]. allow its use as a <br /> � single family residence to be fully developed without the need <br /> for further variances; and <br /> WHEREAS, both proposed l�ots have been demonstrated to <br /> contain suitable sites for primary and alternate drainfields to <br /> serve the proposed single family residences; and <br /> WHEREAS, proposed Lot 1 is intended to be served by a <br /> private driveway accessing to Bayside Road, subject to a Hennepin <br /> County Access Permit. Lot 2 is intend'ed to be served by a <br /> private driveway accessing to Leaf Street, subject to City <br /> ` approval of the access location; and <br /> WHER$AS, the subdivider has completed aIZ requirements <br /> of the platting regulations of the City, including: <br /> 1. Completion of a13. the requirements of Resolution #2705. <br /> • Page 1 of 3 <br />
