VOTE: Ayes 5, Nays 0. <br />7. #11 -3526 3515 CAPITAL PARTNERS, LLC, 1545 MAPLE PLACE - PRELIMINARY <br />PLAT <br />Curtis stated the applicant is proposing to combine and plat the existing six individual vacant lots south of <br />1545 Maple Place into three lots. Each of the existing six lots is 50 feet wide and has 9,000 square feet in <br />area where 21,780 square feet and 100 feet of width is required within the LR -1C zoning district. The <br />applicant is requesting to combine lots to create three lots with 100 feet in width and 18,000 square feet in <br />area. The remaining 1545 Maple Place lot is 50 feet in width and 9,000 square feet in area. The <br />remaining home and buildings are proposed.to be removed and that lot is also proposed to be <br />redeveloped. <br />The applicant's property is located at the lowest point in the neighborhood drainage area, resulting in a <br />need for the applicant to address not only the storm water from their development, but additionally the <br />storm water from the adjacent 11 plus acre drainage area. The applicant's current proposal includes the <br />creation of a grassed swale across all three of their lots which will provide storm water storage and a <br />mechanism to move the water over the ground and off the property to the east. This solution would also <br />require installation of a new system of underground pipes to move the water from the subject property <br />north where it would discharge near the right -of -way upon which Sandy Beach is located. <br />Staff views this application as an opportunity to proactively address an existing unsolved storm water <br />issue. A storm water pond is identified in the Surface Water Management Plan. The City will collect <br />Page 6 of 13 <br />
