The analysis contained within staff memos and the exh�ibits attached to the aforesaid <br /> memos, all minutes from the above mentioned meetings, and any and all othe�.materials <br /> distributed at these meetings�re hereby incorporated by reference. <br /> A2. The Property is located within the RR 1B Single Family Rura1 Residential District which <br /> requires a minimum lot a�ea of 2.0 acres and a minumum lot width of 200' for construction <br /> of a singte family residence. <br /> A3. The Property is 0.39 acres in area, being 100 fe�t in defined width, Thc pmperty is <br /> considered as legally nonconforniing with regard to lot area and lot width. <br /> A4. The Property is located within Storm Wa�ter Overlay District Tier 3 which allows 35% <br /> hardcover. The ptoposed resideace construc�ion will result in hardcover on the Froperty <br /> of approximately 15.5%,well below the ma�cimum batdcover allowance. <br /> A5. The Property vvill be se�tyed by � <br /> private well. The pzoposed 2-story home incl�des an att�hed garage and has an overall <br /> footprint of approximately 1850 s.f.including deck and porches. '1$e house is proposed as <br /> a`lookout'rather than,a walkout due to the relative flatness of the lot,and as proposed will <br /> have e defined heiglYt of just over 26 f�eet,meeting the 30' limit. <br /> A6. The Ovvners are requesting a number of variances,as the buildable envelope under RR_�S <br /> sa'tback s�andards is app�oxi.mately 24 feet in width and 60 feet in lengtl� and would not <br /> allow sufficient footprint area for a reasonably sized home. <br /> A7. The Property at 100'wide and less than 1/2 acre in area is typical of lots in the Crystal Bay <br /> nei8hborhood,the majority of which was platted in 1909 and 1915. Over the past ce�y, <br /> individual lots as well as double lots and a few triple or largen�lots have been built on with <br /> single family homes. 'The RR_1$ zonin�g of the Crystal Bay neighborhood is a reflectian <br /> of the surrounding rural area,and hes nev�been revised to reflect the actual n�ighborhood <br /> lot sizes crea�teed 100 years ago, Rez.oning to more closely match the prevailing lot sizes <br /> has been discussed in the past but not acted upon. It is noted that Qrono°s %2_acre zone <br /> standards would allow for a 0.5 acre lot and 100' width,with setbacks of 30'front and rear, <br /> 1 U' sides,and 15' side stree� <br /> 2 <br />
