• <br />• <br />• <br />NIINUTES OF THE <br />ORONO CITY COUNCIL MEETING <br />Monday, March 13, 2006 <br />7:00 o'clock p.m. <br />(4. - #05 -3136 TROYBROITZMAN,1860�SHORELINE DRIVE, Continued) <br />Brokl stated the Council has the right to review the entire application as a whole in determining whether <br />or a not a variance is appropriate and that the Council can put certain conditions on an application when <br />granting a variance. <br />Sansevere inquired whether massing would apply.. <br />Brokl stated that would apply as well. <br />McMillan stated it is unusual for the Council to hear a lot of comments from the neighbors regarding the <br />massing, which is one reason the Council is taking notice of this issue. McMillan stated she would like <br />some solution to be reached. f <br />Broitzman stated at the Planning Commission Mr. .Gaffron stated two similar applications in the past have <br />been approved and that he would like to specifically address the size issue. Broitzman stated it is his <br />understanding that the Council looks at the overalle'footprint of the house. Broitzman noted there is 15 <br />percent maximum structural coverage allowed on a lot and that his structural coverage is 7 percent, which <br />is not an issue. Broitzman stated his above ground square footage is just over 5,000 square feet because <br />he has a two -story ceiling in the main family room Broitzman stated the size of the garage does not <br />change the size of the house and is not included in 'the calculation for the size of the house. Broitzman <br />stated if the square footage above and below the garage is not included in the calculation, the house would <br />consist of approximately 7200 square feet. I <br />Broitzman stated the current house is a three -level <br />two -story walkout.
