In-kind replacement of timber walls with boulders walls, exact square footage and exact location—requires <br /> Zoning Permit Application (Administrative approval) OR; <br /> 2. Replacement of timber walls with boulders walls, increase in square footage and/or in a different location or <br /> configuration—Variance and Conditional Use Permit(requires City Council approval) <br /> Regarding the proposed patio: <br /> • A building permit was recently issued for the new home with hardcover at 24.99%where 25%a is allowed. <br /> Adding a patio would put the property over the allowed hardcover. You could apply for a variance however <br /> Staff would not be supportive of a hardcover variance considering the new home and other improvements are <br /> at the limit.
