Hardcover in the 75-250' zone shall be limited to 3,983 square feet or <br /> 32.5�`% as shown on Exhibit A. <br /> 3. Hardcover in the west 0 to 75' zone shall remain at 264 s.f. square feet for the <br /> stairs to the lake and retaining walls as approved by Resolufion No. 1713. <br /> 4. Hardcover in the east 0 to 75' zone shall remain at 829 square feet for the <br /> parking area and timbers as approved by Resolution No. 1713. <br /> 5. The owners are advised that any future requests to increase hardcover or <br /> change the nature of existing/approved hardcover shall require City approval, <br /> and increases in hardcover will not likely be approved without concurrent <br /> reduction in existin� hardcover. <br /> 6. The Certificate of Occupancy shall not be issued until an as-built grading plan <br /> verifying compliance with enaineering and zoning approvals has been <br /> submitted and approved. Any deviation from the approved plan may require <br /> Planning Commission and/or City Council review. <br /> 7. Owners shall not place any plastic or fabric liner material under any <br /> landscaping on the property to ensure their permeability as non-hardcover <br /> surfaces. <br /> 8. Authorities granted by this resolution run with the Property not with the <br /> owners, but are permissive only and must be exercised by obtaining a building <br /> perniit for the new house before May 11, 2010 or the variance will expire on <br /> that date. <br /> 9. Once construction of the new house commences the street setback variance for <br /> the existin� house granted on Au�ust 12, 1974 shall be void as shall be the <br /> hardcover variances for the 75 to 2�0 foot zone granted by Resolution No. <br /> 1713 and Resolution No. 4984. <br /> 10.
