All septic systems <br /> must be located 20' from all property boundaries, 10' from structures, and 75' from the <br /> delineated edge of wetlands. Private wells shall be setback 3' from structures and 50' <br /> from all septic systems. The applicant has provided septic location reports; these <br /> locations appear to be acceptable. <br /> Wetlands on Site and/or Impacted <br /> The wetland on the site is located entirely within proposed Lot 2, although some of the <br /> buffer extends into Lot 1. According the City's wetland classification map this wetland is <br /> classified as a "Manage 2" wetland requiring a 25' buffer and a 20' structural setback <br /> from the buffer. As mentioned earlier in this report, the City will require a flowage and <br /> conservation easement over all wetlands designated on the site. The applicant is <br /> advised to avoid any impacts to wetlands which can be avoided by proper site layout. <br /> The Minnehaha Creek Watershed District (MCWD) is the City's LGU for administration <br /> of the Wetland Conservation Act rules. <br /> Issues for Discussion � <br /> 1. Specific <br /> conditions staff would recommend include: <br /> 1. Require paving of the road and cul-de-sac to City standards. <br /> 2. Adherence to all MCWD requirements. <br /> 3. Approval of lot width variances for each lot. <br />
