We have the following <br /> comments with regards to engineering matters: <br /> Plat <br /> • Perimeter drainage and utility easements 10 feet wide along all exterior lot lines and 5 feet wide <br /> along all interior lot lines should be provided, . <br /> • Drainage easements should be provided over all wetlands, ponding areas, and drainageways, <br /> including rain gardens. . <br /> • The road right of way should be 50 feet wide and the cul-de-sac should have a 50 foot radius. <br /> • A 20 foot wide utility easement should be provided over the proposed watermain. <br /> • An easement should be provided over Lot 3, Block 2 to allow access for Lot 2, Block 2. <br /> � Hennepin County will review the right of way requirements for CSAH 6 and County Road 201 or <br /> Homestead Trail. . . <br /> Site Plan . <br /> • Any removals of existing structures or trees should be called out on the plan. <br /> • A geotechnical report, R-value recommendation, and pavement design should be submitted for <br /> review and approval, � <br /> Grading, Drainage and Erosion Control Plans <br /> • The plans should state the source of the topographic information shown, <br /> • A profile should be provided for the proposed road. <br /> • The proposed road should have a crown in it, and ditches should be graded alongside the <br /> roadway. It may be necessary to install one or more culverts to route runoff from the south side of <br /> to the north. These should be shown on the plans. <br /> • The plans should show the existing trail and storm sewer along CSAH 6. <br />
