V MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday, September 15,2008 � <br /> 6:00 o'clock p.m. � <br /> (#08-3367 TOM AND PAT KUBALAK,2623 CASCO POINT ROAD,CONTINUED) <br /> Kempf indicated he would like to see the applicants proceed forward with their original proposal.. - � <br /> NEW BUSINESS <br /> 3. #08-3377 SCOTT HOCHSTEDLER,290 CRESTV�W AVEN[JE,VARIANCE, <br /> 6:53 P.M.—7:23 P.M. <br /> Scott Hochstedler,Applicant,was present. <br /> Turner stated the applicant is requesting the following variances to consiruct a 14'x 16' addition <br /> to the rear of the house: <br />� 1. Setback variances to construct a 14' x 16' addition to tYie rear of the house with a 23-foot" <br /> � � � . setback from the rear property line when a 50-foot setback is required; ' <br /> 2. A 17.63 foot setback from the south property line when a 50-foot setback is required; . <br /> 3. Setback variances to construct a 233 x 10' addition to the south side of the house with a <br /> 153 foot setback from the south property line when a 50-foot setback is required. The <br /> street to the south is unimproved and was supposed to be vacated previously but was held <br /> � up for reasons relating to storm drainage. Staff would point out that it could be viewed as <br /> a property line. � , _ , <br /> 4. A 37-foot setback from the rear property line when a 50-foot setback is required; � <br /> 5. A side setback to construct a detached garage with a 5.1 foot setback from the north <br /> property line when a 10-foot setback is required. <br /> The applicant is in the process of making some changes to the exterior faqade of the structure. , <br /> Turner displayed some illustrations of the existing residence without the proposed garage and <br /> with the proposed garage. ' <br /> Planning Staff recommends approval of the variances for the house additions and approval of a <br /> setback variance to allow a two-car garage. <br /> Laurel Kirkwald, Sharratt Design, stated the client would like to remove the existing garage and <br /> replace it with a garage that would be more in character with the house. In addition,he would <br /> like to add a small sunroom off the back of the house. The current house consists of 947 square <br /> feet and the addition is designed to add some space to the rear of the�house and make the house <br /> more functional. The property owner is limited to 550 square foot area of buildable area in the <br /> center of the property,which would only accommodate a small garage. The allowable building <br /> coverage is 15 percent,which would be 890 square feet on a 12,525 square foot lot. <br /> PAGE 5 <br />
