VOTE: Ayes 5,Nays 0. <br /> 6. #08-3360 BOB RITTER WITH BERKSffiRE PARTNERS,LLP,2745 KELLEY <br /> PARKWAY, COMMERCIAL SITE PLAN REVIEW,7:15 P.M.—8:27 P.M. <br /> Bob Ritter,Applicant;Karl Berg with Berkshire Partners; and Todd Mohagen,Architect,were present. <br /> Turner stated the applicants are requesting approval of a commercial site plan for property zoned B-6 <br /> PUD. The present zoning allows office uses with minor retail and service uses allowed as accessory <br /> uses. The proposed office building is consistent with the zoning and the anticipated tenants would be <br /> tenants associated with the medical field. <br /> The primary exterior materials would be brick(two-colors),non-tinted windows, and EIFS. Accent <br /> materials would be precise stone and prefinished metal panels. Colored renderings of the building <br /> elevations illustrating the proposed exterior finish materials are attached. <br /> The building would be placed on existing grade. The first floor elevation of the building would be <br /> approximately one foot above adjacent Wayzata Boulevard and three to four feet above Kelley <br /> Parkway. The defined height of the building is 35 feet,which is the height of the pillar adjacent to the <br /> main entrance. Wall height over the main entrance and an area on the Kelley Parkway side of the <br /> building is 33 feet,4 inches. Wall height for the remainder of the building is 31 feet, 1 inch. The height <br /> of the roof deck is 29 feet, 1 inch. The maximum allowed defined height is 30 feet. With a conditional <br /> use permit,the maximum building height may be increased by 50 percent in certain circumstances, <br /> including parapet walls extending not more than three feet above height of the building,cupolas and <br /> domes which do not contain useable space, chimneys, cooling towards, and elevator penthouses. <br /> PAGE 7 <br />
