MINUTES OF THE <br />ORONO CITY COUNCIL MEETING <br />Monday, November 26, 2007 <br />7:00 o'clock p.m. <br />( #07 -3323 Structures Unlimited On Behalf of Judson and Aleya, Continued) <br />Rahn stated in his view the applicants are taking a 600 square foot cabin and they are adding on two and <br />a half times the square footage and that it is becoming a rebuild versus new construction issue. Rahn <br />noted the structure is also located in the 0 -75 foot zone. <br />Langhans stated they have already replaced some of the beams as part of the repair work that was <br />completed this summer. <br />Rahn noted the square footage has more than doubled in an area where there is not supposed to be any <br />hardcover. Rahn commented the whole process seems rather convoluted and that the more logical <br />approach would have been to put a basement in rather than add a story. <br />Langhans stated to add a basement would have required bringing a concrete truck out on a barge and <br />that they are attempting to work with what exists and what is the most economical. Langhans pointed <br />out the ten feet in the back is basically required to have the staircase and that from a design standpoint <br />they extended that area out across the entire back of the house. Langhans noted the increase in • <br />hardcover is less than one half of one percent. The applicants would like to improve what exists and <br />they are willing to add a wetland buffer. <br />Turner noted the septic system had to be replaced by the end of this year. <br />McMillan asked if there is enough room for the water to get around the corner of the structure. <br />Turner stated the City Engineer has reviewed that and has determined that a swale is required to get the <br />drainage to go around the house. <br />McMillan asked what the distance is from the edge of the addition to the retaining wall. <br />Langhans stated it is approximately four to five feet. <br />Murphy noted at the last meeting that issue was discussed in depth and that to his recollection it meets <br />engineering standards. 0 <br />PAGE 14 of 32 <br />
