. <br /> - - Cit o� ORONO . <br /> � <br /> • ' �f ,'' RESOLUTION OF THE CITY COUNCI L ' <br /> � NO. 2705 <br /> • • • •` <br /> NOW, THEREFOR$ BS IT RESOLV$D, that based upon one or � <br /> more of the findings noted above, the City Council of the City of <br /> Orono hereby approves the preliminary plat for The Landschute <br /> Group, Inc. at 375 Leaf Street and 3300 Bayside Road per the <br /> survey dated July 17, 1987, revised September 21, 1987, revised <br /> JuZy 24, 1989 by Theodore D. Remna, Schoell and Madson, Inc. (see <br /> Exhibit A attached) subject to the following conditions: <br /> 1. A variance will be granted to the 200' lot width standard <br /> for Lots 1 and 2. <br /> 2. Lot 1 shall access to Bayside Road subject to a Hennepin <br /> County access permit. Lot 2 shal 1 access to Leaf Street <br /> subject to City approval of the access location. <br /> 3. A Conservation and Flowage easement document shall be <br /> executed for the designated f loodplain of "unnamed Tributary <br /> • to Stubbs Bay" over Lots 1 and 2, and this easement shall be <br /> shown on the plat drawings as a drainage easement. <br /> 4. No building permits will be issued and no permitted <br /> driveway construction or other excavation may be commenced <br /> until such time that the primary and alternate drainfield <br /> sites have been fenced off to eliminate disturbance of same. <br /> (See Exhibit A attached.) <br /> 5. Applicant shall provide a screening/planting plan for <br /> review by staff and Council prior to final plat approval. <br /> The following list of final submittals must be submitted to <br /> the Zoning Administrator two weeks prior to the regularly <br /> scheduled Council meeting on the second and fourth Mondays of <br /> the month. <br /> I. RECORD PLAT drawings in the form of two (2) mylar copies <br /> and one (1) copy reduced to 1"=200'. Drawing to include: <br /> a ) Lot lines platted per preliminary survey by <br /> Theodore D. Remna dated July 17 , 1987 , revised <br /> September 21, 1987, revised July 24, 1989. <br /> b) Dedication of "drainage and util.ity easements" 10' <br /> wide along all perimeter property lines and 5' each <br /> side of internal property lines. <br /> � c ) Designation and dedication of a 20 ' drainage <br /> easement within each of Lots 1 and 2 near the road <br /> access points, and of a drainage easement for the <br /> floodplain of the major creek on Lots 1 and 2, all to <br /> be shown as "dr�inage easements" on the plat. <br /> Page 3 of 5 <br />
