There is a wetland located on the southern portion of <br /> the property which is classified as a Manage 3. Under the City's wetland ordinance this classification requires a 15 foot <br /> , buffer of native vegetation upslope of the delineated wetland boundary. The setback from the buffer for structures is 20 <br /> feet. <br /> The current proposed plan includes grading in a portion of the buffer. A landscaping plan needs to be developed that <br /> includes native vegetation within the buffer. The plan should be submitted to the City for approval. Given the length of <br /> slope and steepness it is recommended that the buffer of native vegetation is wider if feasible. <br />
